Our customer manages a five-star complex, offering views of some of London’s most iconic landmarks.The development consists of several unique buildings including hundreds of apartments, restaurants and retail units. Each apartment is built to the highest specifications, with exclusive facilities and on-site services to meet every demand of contemporary living.The customer required a Building Energy Management System (BEMS) capable of controlling and monitoring the shell and core mechanical services of this unique building, combined with a data analytics metering package.With a focus on comfort and convenience, the customer also wanted its residents to have control of their lighting, heating, cooling and blinds, all from one central location.We were awarded the shell and core mechanical and electrical (M&E) services BEMS contract via a prominent M&E contractor.Together with a Tier 1 supplier, we worked alongside the main design team to create a cost-effective solution to the complexities and demands of controlling and monitoring several thousand connected BEMS points.The control system we provided consisted of the Trend IQ range of main plant controllers located within the Motor Control Centres and Controls Enclosures distributed throughout the complex. All primary pumps and fans were fitted with Variable Speed Drives (VSDs) to provide energy efficient speed control of the main Heating, Ventilation and Air Conditioning (HVAC) plant.The electric, water, gas and heat meters were connected to the BEMS via protocol gateways and the control and monitoring data was then accessed via a head-end PC, complete with system graphics depicting the BEMS and metered points.We have delivered a fully integrated BEMS controlled building service for our customer. This means that the Facilities team now has energy efficient control of all plant through user-friendly BEMS graphics. Energy usage, analytics and metering is provided through the transfer of data files from the BEMS to a dedicated Automated, Monitoring and Targeting Package with bespoke billing software.
